With regard to the urban planning situation and the possibilities of transformation of the rural buildings and the PRG destination of the properties in question, it must be considered that:
- the properties are located in the E3 productive agricultural zone (the building regulations of referred to in Regional Law 13/90); - the main building with the former pigsties and the silos are indicated in the census of rural buildings carried out by the Municipality of Civitanova Marche; - the agricultural land falls largely in the normal and productive E3 agricultural zone some areas in an area classified as low geological risk and a limited portion with the presence of high geological risk reservoirs;
- all the buildings were built before 1967.
In reference to the regulations referred to in LR 13/90, renovation interventions are permitted and change of use of existing properties, new buildings for residential use cannot be built, while for properties for accessory use, if necessary for the agricultural enterprise, up to a maximum of 0.03 m3/m2 of land surface for buildings detached from the residential building and with a business plan. At the current date, Regional Law n.22/09 (house plan) is in force which provides for the expansion of up to 20% of the existing buildings or, following demolition and reconstruction, an expansion of up to 40% with a movement within a radius of 150 m from the site original and with subsequent possibility of change of use
(for existing accessories). It should be noted that this legislation expires on 31/12/2023 and that from the preliminary news it is hypothesized that it could be proposed again in the same terms or with similar percentages but with specific recovery plans for each individual intervention to be approved on a case-by-case basis.--ead98e23eda371978136ddd3f92c198b!
